Our 2023 Home Builder Trends Predictions
Every new year brings exciting developments in the home building industry. With less social restrictions and more entertaining opportunities, we’ve started to see a shift in the homeowner vision of what the future of dream homes will include. We’ve created a list of what we think our upcoming new builds will incorporate. Here are our builder predictions for home building trends in 2023!
The Modern Rustic
Homeowners have become increasingly interested in rustic selections for their exterior and interior styling. Many of our upcoming projects have a priority for natural materials of both white oak and custom stonework paired with elements such as metal and glass that gives the overall look a modern feel.
The overall desire for a general feeling of warmth; especially in the kitchen and great rooms has been essential to our homeowners. Pairing these rustic elements with organic whites, browns and beiges brings in a cozy and rugged feel.

Entertaining-Focused Design
With a resurgence in social gatherings this past year, there has once again become a focus on entertaining-friendly spaces within the home. Open-concept spaces, especially main floor kitchens, dining and great rooms that can fit many guests are on the rise. We’re also seeing more inclusion of wine fridges, walk-in wine displays and custom home bars.
This past year we’ve also created more opportunities to build open-concept areas that lead to outdoor spaces for our clients by incorporating sliding and bi-folding accordion-style doorways from the main areas to an outdoor patio. These innovative transitional spaces are great for entertaining, creating more natural light, and bringing scenic and expansive views into your home.

Speaking of the outdoors, there has never been a better time to make use of the backyard. Well-designed and functional backyard entertaining spaces have shifted to priority for our homeowners. We’re seeing more requests for outdoor dining areas, custom-built grilling and lounging spaces -- and of course swimming pools!
Pool houses are also on the rise, perfect for entertaining, these added structures can be architecturally stunning and provide added space for activities or bedrooms to host your guests. We love the recently completed pool house from our Urban Tuckborough Farmhouse that includes a guest kitchenette, bathroom and pull-down murphy bed, as well as a beautiful living room and sitting space. Not to mention the custom grilling area and fire pit seating – this backyard really has it all!

Creating Relaxing Spaces to Unwind
The importance of creating restful and relaxing spaces throughout the home has become as equally important to our homeowners as the functionality of the overall design. For example, creating luxury bathrooms with all of the amenities. Think vaulted-ceilings, natural wood materials, stone countertops, floor-to-ceiling tile walls, multiple shower heads, freestanding tubs and home saunas. Homeowners want to feel like they are at a resort in their own home and in their own backyard. With the incorporation of more pools we are seeing backyards turn into a modern oasis for those relaxing summer days.
Bringing the latest innovation the industry has to offer is an exciting and rewarding aspect of our work at Swanson Homes.
